Bargain properties in Ojen (Marbella, Malaga, Spain)
Posted by Keith in Bargain Properties, Website on June 8, 2010
Now is a great time to start planning a property purchase as prices are now bottoming at about a seven year low, some having levelled at about 50% of their 2005 value. We appreciate that the falling pound had taken a lot of interest away from our UK clients, especially when the Pound was only buying one Euro. Now is the time to keep an eye on the exchange rates as the Euro weakens against the Pound. This afternoon as quoted by HIFX international exchange, 1 Pound will buy 1.2077 Euros. If this trend continues bargain properties become even better purchases when taking advantage of the exchange rate. K&N still have a few absolute bargains. Hair Salon Recommendation by K&N

Cru Hair Salon, Puerto Banus, Marbella, Costa del Sol, Spain
Ever since my first trip to Marbella, Costa del Sol, I have been going to the same hair salon (Cru Hair Salon) to have my hair cut/restyled/coloured by Miriam Diez, in my opinion, the salon´s top hair stylist! Miriam has been cutting hair for 20 years and is also in demand by the rich and famous!
The salon used to be based in the coast´s largest Shopping Centre La Canada, situated just off the road from Marbella to Ojen. It is now based in Nueva Andalucia, Puerto Banus (5 minutes from Marbella) and is easy to find as is just off the main road, the A-7, next to Barclays Bank.
To book an appointment with Miriam call: (0034) 616 122993

Review of Ojeando Festival (Marbella, Malaga, Spain)

The Annual Festival in Ojen….Ojeando!

- Ojen Festival
Having finally recovered from three days of partying we can now review the Ojenfestival, Ojeando. It was a fantastic line up this year with five main bands and over twenty other acts, many taking a standing ovation. While the bands were playing in Ojen Plaza (the square) and the school there were DJ´s playing in the caves (Las Cuevas). Our favourite DJ and one of the top in Spain (in our opinion) created a storm in the village, DJ X-Sede!!! There was a massive influx of people from Marbella, Malaga, Monda, Coin, Seville, and much further afield.
The Bud Spencer Band were definately one of our favourites and the crowd demanded more, even after two encores. They played all the classic Rock and Roll covers to perfection.bars, concert, Costa Del Sol, guaro, K&N Property Buying, monda, Ojén, plaza, Property, spain, village
Bargain Properties in Marbella (Ojen, Malaga, Spain)

There are still bargain properties available to purchase in Marbella, but here at K&N we feel the absolute bargains available are to be found slightly inland in the beautiful villages such as Ojen, which is only 10 minutes from the beaches of Marbella, has fantastic views to the coast, has a far lower cost of living, much cleaner environment, fantastic amenities, sports facilities, its own medical centre and finally, varied entertainment throughout the year provided by the very proud council of Ojen.
K&N have properties in Ojen from as little as 98,000 Euros. View our website: http://www.kandnpropertybuying.com or call (0034) 686 031207 or (0034) 952 881628 for more information.

Spain: Paradise Lost (ITV) or Paradise found in Ojen? (Marbella, Malaga, Spain)
What did K&N make of part 2 of ITVs Spain: Paradise Lost?
Firstly, I must say our hearts went out for the elderly community near Almeria who had been encouraged to buy their dream retirement homes, only to find out years later that they had been built on rustic land and now face demolition. I was pleased to see the local Mayor was getting involved to help these people, but the final decision will be made at a much higher and less personal level. The way to avoid this happening is if you see a potential development being planned in a remote, quiet and beautiful location, always get the land classification checked. This can easily be done by any lawyer, in the case of Almeria with the Junta de Andalucia, or the provincial government for all other provinces of Spain.
The next observation was the way people seemed to nievely imagine you can purchase a business in Spain and have instant success by relying on the ex-pat community. Just remember there are a lot more Spanish than ex-pats in Spain. Look for a business that appeals to both communities. With Spanish approval for your business, I guarantee it will run smoother and be more successful, but dont regard a business here as having a working holiday, it wont be, the hours are long and the conditions are more gruelling than what we were used to in the UK.
One part of the programme left me lost for words and very happy that the vast majority of Spanish people would not have seen this programme; the ex-pat ghettos of the Costa Blanca and the attitude of the people! They seemed to give little appreciation to the Spanish culture and only lacked an illuminated tower and a kiss-me quick hat!
Finally, it was well reported that Marbella, in the Costa Del Sol, has not sufferred the same downward spiral as many of the Spanish resorts and is still a favourite location for the English and Spanish alike. Kristina Szekely has been selling top end properties in Marbella for many years now and reported that top end properties are still in great demand due to the fabulous location. She was talking of properties in the millions of Euros, but bargain properties do still exist in Marbella and slightly inland, Ojen for example.
K&N Property Buying Services have Apartments from 98,000 Euros, Townhouses from 150,000 Euros and Villas from 600,000 Euros, and none further than 15 minutes from Marbella.
We hope you have found our opinions helpful. Keith & Nikki (K&N)

Spain: Paradise Lost (ITV) or Paradise Found?, Ojen (Marbella, Malaga)
Posted by Keith in Featured, New item, News and Events, Uncategorized on June 18, 2009
What we, at K&N Property Buying Services, thought;
Did we all tune in last night for the first episode of ITVs Paradise Lost series? K&N did, and afterward we had a one hour heart felt discussion on the content.
The first thing we noticed was that the people who had purchased with huge percentage mortgages, all seemed amazed that when the interest rates doubled, they were struggling with the repayments that had become unafordable. This is the same situation if you had purchased in the UK, USA and many other popular European countries!
K&N always advise customers to purchase within their means, particulaly if they purchased when interest rates were very low, as everybody should realise that very low interest rates unfortunately can’t be sustained forever. The next point we picked up on was that people did not seem to realise that the rapid supply of new properties by many greedy and underfunded developers, would definately be far in excess of the demand. This is where location becomes all important. Look for somewhere where there are few properties for sale, heavy restriction on future development, good infrastructure and governed by a responsible and proud council. This is the reason K&N decided to base our operation in the beautiful village of Ojen.
The final point we concluded on was the quoted 30% crash in property prices.
What many people were never aware of was the fact that many of the huge, now defunct, real estate agencies were adding up to 25% commission to the asking prices, thereby automatically inflating the market prices. I feel that now the prices have mostly re-adjusted not crashed. K&N have always charged a similar commission to the agencies in the UK enabling us to market at much lower prices than our competitors.
We look forward to the next episode. Watch this blog for our honest assessment of part 2.

Paradise Lost or Paradise Found? in Ojen (Marbella, Malaga, Spain)
Posted by Keith in Bargain Properties, News and Events, Property on June 11, 2009
K&N are eagerly awaiting ITV’s 2 part series; Paradise Lost. We know, to make this programme gripping it will be tales of woe and misery from expat victims of the coastal over-development and developer greed. This is not the case for many people who could foresee this calamity unfolding. I moved to Marbella ten years ago
and quickly noticed the skyline filling with huge cranes. After three months I decided to head slightly inland to a Spanish village (Ojen), where due to the strict limitation on building permissions, there were actually very few properties available to purchase. The location was perfect, only 10 minutes to the beautiful coast and beaches of Marbella, but with the peace and tranquility of living in the mountains in a non tourist and transient community. After a couple of years I grabbed the opportunity to purchase one of the few available properties, finding my paradise. Today there is still not a glut of properties for sale in Ojen. There are two very luxurious developments being built, and these are selling very well at the high end of the market. There are still a few bargain properties for sale in Ojen, making this a great time to buy before the market is pushed upwards again due to the scarcity of properties. Location is everything when looking for investment and Ojen is that location for the future. Visit our website www.kandnpropertybuying.com to view available properties in Ojen.

Daily Express HEAD FOR THE HILLS of Ojen
Posted by Keith in Apartment, Bargain Properties, News and Events, Property, Townhouse, Villa on June 5, 2009
Yesterday Andrea Watson (Daily Express property journalist) wrote a very good article about Ojen. K&N were interviewed, along with the property developer Mr Martin Needham, who is bringing the Champneys brand to Ojen (Marbella) and also Barbara Wood of Property Finders. Andrea has visited Ojen herself previously, and I think her article truly reflects the potential of this beautiful village.
