Weather in Ojen (Marbella, Malaga, Spain)

K&N are pleased to announce the weather for the next 5 days in Ojen is perfect. The days will be around 30 deg. C. and the evenings and nights dropping to around 22 deg. C. The village square is still bustling in the evenings, and often at the weekends is live entertainment free of charge. Now, both for us and our clients, is a perfect time to view properties, and the recent increase in viewings confirms this. This month has been our busiest August for many years. This has been helped by the terrible UK summer, the better exchange rate from Pounds to Euros, and finally the fantastic bargain prices of some of our properties.

Bargain properties in Ojen (Marbella, Malaga, Spain)

K&N have noticed a rapid increase in enquiries this month for properties in general in Ojen, not just our advertised bargain properties, but over the entire range. We think this may be due to the increased value of the Pound to the Euro, maybe the horrendous British Summer, and definately we are getting French and German clients as their countries have made an earlier recovery from the European recession. Once our last couple of bargain properties have sold, Ojen prices seemed to have reached a natural level. Only 10 minutes from Marbella, with its mountain location and lower cost of living, Ojen is still one of the Costa Del Sols favourite inland locations.

Ojen (Marbella, Malaga, Spain)

During the well publicised Ojeando music festival in Ojen last weekend, we had the opportunity to speak to many of the excited visitors who had made their way to Ojen for the event. The first observation we made was that most were very surprised to discover how closely we are situated to Marbella (approx 9kms, or 10 minutes). The second observation was that they could not believe how the largely Spanish community welcomed visitors. And finally how cheap it was for them to eat and drink in the local bars and restaurants. Some made their way up by car, as parking is available free in the 2 large municipal parking areas, others by the regular daily bus service to and from Marbella, and others by taxi. Many asked about the property prices in Ojen and were pleasantly surprised, and they had already made their own minds up that they could easily integrate into this friendly village of Ojen. K&N have also noticed that our internet enquiries have increased, as have office enquiries. This we believe is partly due to a renewed interest in owning a Spanish rural property at a bargain price, and the stronger pound (this morning 1.1660 Euros to the Pound as quoted by HIFX) makes a purchace more attractive. Bargain Villa in Marbella (Ojen, Malaga, Spain)

Spain: Paradise Lost (ITV) or Paradise found in Ojen? (Marbella, Malaga, Spain)

What did K&N make of part 2 of ITVs Spain: Paradise Lost?

Firstly, I must say our hearts went out for the elderly community near Almeria who had been encouraged to buy their dream retirement homes, only to find out years later that they had been built on rustic land and now face demolition. I was pleased to see the local Mayor was getting involved to help these people, but the final decision will be made at a much higher and less personal level. The way to avoid this happening is if you see a potential development being planned in a remote, quiet and beautiful location, always get the land classification checked. This can easily be done by any lawyer, in the case of Almeria with the Junta de Andalucia, or the provincial government for all other provinces of Spain.

The next observation was the way people seemed to nievely imagine you can purchase a business in Spain and have instant success by relying on the ex-pat community. Just remember there are a lot more Spanish than ex-pats in Spain. Look for a business that appeals to both communities. With Spanish approval for your business, I guarantee it will run smoother and be more successful, but dont regard a business here as having a working holiday, it wont be, the hours are long and the conditions are more gruelling than what we were used to in the UK.

One part of the programme left me lost for words and very happy that the vast majority of Spanish people would not have seen this programme; the ex-pat ghettos of the Costa Blanca and the attitude of the people! They seemed to give little appreciation to the Spanish culture and only lacked an illuminated tower and a kiss-me quick hat!

Finally, it was well reported that Marbella, in the Costa Del Sol, has not sufferred the same downward spiral as many of the Spanish resorts and is still a favourite location for the English and Spanish alike. Kristina Szekely has been selling top end properties in Marbella for many years now and reported that top end properties are still in great demand due to the fabulous location. She was talking of properties in the millions of Euros, but bargain properties do still exist in Marbella and slightly inland, Ojen for example.
